Unfortunately, a foreigner cannot own a house and lot property under the Philippine law. However, if he/she is married to a Filipina/Filipino, they can acquire a property with the accomplishment of the required Affidavit of Waiver. On the other hand, a Filipino with foreign citizenship can own a house and lot property with the accomplishment of the required Affidavit of Former Filipino Citizenship.
